Development of Sydney’s North West Growth Precinct continues at a rapid pace, with the NSW Government approving new 107,500sqm logistics and development facilities at Marsden Park.
The announcement comes shortly after the Government announced its intention to build 6,200 new homes in the area over the coming 20 years.
The new warehousing facilities have already been leased, even before the first sod was turned, with two tenants confirmed for between five and ten years. Third-party logistics provider eStore has committed to five years, while Global produce distributor and packer Valleyfresh has taken out a ten-year lease.
The development is expected to cost $128 million and will include seven warehouse buildings.
The facilities are being built by Logistics heavyweight Logos which purchased the site for $40 million in late 2016. The first stage will comprise of bespoke facilities for the new tenants. Logos will develop a purpose-built 6,224sq m facility for Valleyfresh and a 12,515sq m facility for eStore. Moreover, due to potential tenant interest, another two speculative facilities, of 3,563sq m and 11,640sq m, will also be included in the first stage.
eStore Logistics expects to employ another 100 staff once the facility opens, fulfilling up to 20,000 orders per day. The eStore Marsden Park facility will include world-leading logistics systems to support robust e-commerce fulfilment processes. Its aim is to minimise manual handling and human decision making whilst maximising accuracy,
In a media statement, NSW Planning and Housing Minister Anthony Roberts pointed out the Western Sydney area is a significant economic growth area for greater Sydney.
"The value of industrial building approved in Greater Sydney in 2017 more than doubled to $3.75 billion," he said. "A lot of that activity was in Western Sydney, including in Marsden Park, where employment lands contribute over 220,000 jobs and generate about $125 billion of output.”
The area is already a logistics and destination megastore hub, with many large industrial warehouses opening frequently.
“Marsden Park is continuing to evolve, attracting new businesses like LOGOS Property Holdings alongside other major companies, such as Costco, IKEA and Lindt, which are already operating in the area,” Mr Roberts said.

The massive changes to Marsden Park have occurred over the last decade with plans to intensify its growth in the coming years. The new master-planned community, “Marsden Park North,” will offer a mix of housing options, three new local centres, a new primary school, more than a dozen new playing fields and open space for community use.
“The new playing fields, public parks and the local centres will be easily accessible via new pathways and cycleways. A wide range of homes would be provided for the diverse and growing community, easily accessed by new road upgrades and the Sydney Metro Northwest,” NSW Planning and Housing Minister Anthony Roberts said.
The plan is for Marsden Park North to join up with the new suburb of Angus, Marsden Park and Vineyard, with upgrades to Richmond Road, Garfield Road and Bandon Road. This way it should be able to improve traffic congestion for the thousands of new residents and those commuting from areas further afield, such as The Hawkesbury.
The State Member for Riverstone Kevin Connolly said residents would also have the option of public transport, as they “will also have access to the new Sydney Metro Northwest at Tallawong Station, as well as the existing Schofields and Riverstone railway stations.”
Tallawong Station (and Sydney Metro Northwest) is scheduled to open in 2019.
